    Morgado warns that an unfinished roof could even void insurance coverage.

  3. Foundation & Structural Problems: Major foundation repairs create immediate stress for buyers due to safety concerns and costs. Minor cosmetic cracks may still allow a sale, but transparency is vital.
    “Adjust pricing to reflect unfinished repairs, ensuring the property is safe, clean, and ready to show,” Morgado says.

  4. Outdated or Poorly Maintained HVAC: An inefficient or broken HVAC system is a major red flag.
    “Be upfront with buyers and provide quotes or plans for completion,” Bellido suggests. “Realistic pricing can help overlook a project if the value reflects the work needed.”
